"Yarrabee Park"

“Yarrabee Park” is situated in the highly regarded Upper Murray district on the western side of Cudgewa Bluff Road to the south of the township of Walwa. The property is approximately 120 kilometres east of Wodonga and less than six kilometres south of Walwa. The property also has frontage to and access from Shelley Road.

“Yarrabee Park” is a well presented property of approximately 325.4 hectares (or 803.7 acres) of freehold land set amongst the beautiful and picturesque Walwa district with easy access from Cudgewa Bluff Road and Shelley Road. The property is ideally suited to the breeding and grazing of livestock, having been sensibly divided into twenty-two paddocks with a central laneway system for ease of stock management.

The property is comprised of flat to undulating topography rising to a small area of steeper country on the southern boundary adjacent to the National Park. An area of approximately 35 hectares (or 86.5 acres) provides for steep unproductive bush county that is separately fenced to remove stock access. All other areas have been cleared ensuring maximum carrying capacity.

An unfailing source of stock water is provided via an abundance of natural springs and dams. There are dams in every paddock, apart from some small holding paddocks around the house area which are serviced by a series of four water troughs. Trough water is gravity fed from a large spring fed dam on the southern boundary to the south west of the residence.

The property has been pasture improved with a mix of subterranean clovers ryegrasses and phalaris. A regular fertiliser program has been maintained over the years and the property is very clean with the current owners having also maintained a strict weed control program.

The “Yarrabee Park” homestead presents as a comfortable four bedroom brick veneer family home with three bathrooms set amongst an easily maintained garden and lawn area.

A combined kitchen/meals area is provided leading to a large open plan living area plus a separate L-shaped formal lounge/dining room. A separate study with a built in desk and shelving is accessed from the kitchen/living area. Designer Italian ceramic floor tiles provide a feature through the kitchen, meals and informal living areas.

Having been recently renovated, the galley style kitchen is well appointed with modern appliances including: an Aga style 110 centimetre dual oven with gas cooktop, integrated two drawer dishwasher, built in microwave and Hettich drawers with soft close system. A large island bench is also included providing additional storage, seating and meals area.

The master bedroom provides a large walk-in-robe plus an ensuite bathroom. The remaining three large bedrooms all include built-in-robes with easy access to the well appointed four piece main bathroom. A third bathroom (or “mud-room”) can also be accessed from the rear courtyard with its own separate shower and toilet. A separate laundry is also provided.

An open fireplace is provided in the formal lounge/dining room and a large combustion wood heater is located in the informal living area along with reverse cycle air conditioning. Ducted evaporative cooling is also provided throughout with ceiling fans in all the bedrooms.

A 4.5kW solar panel system comprising eighteen panels is housed on the tiled roof of the residence providing almost 80 percent of power requirements. A separate solar hot water system is also provided with gas back-up.

Two large outdoor entertaining areas are also provided on either side of the residence. One is fully enclosed with a concrete base leading to the rear of the residence. The second undercover area lies adjacent to the garage and is better described a “man shed” with provisions for all your entertaining requirements.

Close to 100,000 litres of water storage is provided in four tanks. The main 40,000 litre concrete rainwater tank is collected from the roof of the residence and pressure pumped on demand. A second 30,000 litre concrete rainwater tank is collected from the roof of the large hayshed. The third and fourth rainwater tanks of 22,500 litres and 5,000 litres are collected from the roof of the machinery shed.

Additional improvements include: three car garage with remote doors, large machinery shed with workshop, 2 x haysheds, 2 x steel cattle yards in good working order and old two-stand shearing shed.
