“Belmay” is situated in the highly regarded Upper Murray district on the eastern side of the Mt Alfred Road in close proximity to the Murray River Road junction. The property is approximately 100 kilometres east of Wodonga and less than fifteen (15) kilometres south-west of Walwa township.
“Belmay” is a well presented property of approximately 388.2 hectares (or 958.9 acres) set amongst the beautiful and picturesque Mt Alfred district with easy access from Mt Alfred Road to the south western corner. Approximately 50 percent of the property presents as cleared country. The balance of the property comprises rising country to steep timbered country.
The cleared country offers undulating topography of open grassed areas, much of which has been pasture improved with a mix of perennial ryegrass and phalaris. The rising country provides a mix of lightly treed and open grassed plateaus providing productive basins, gullies and small valleys with ample feed and shelter for stock during the extremes of the warmer and cooler months.
The steeper timbered country principally covers the elevated areas on the ridgelines along the northern and eastern boundaries. A comprehensive network of tracks is provided for: ease of access, mustering of stock and weed control. Expansive views are provided from the elevated areas over the Murray Valley and to Lake Hume.
The property is currently divided into two (2) main paddocks. The main entry from Mt Alfred Road to the south western corner of “Belmay” leads into a smaller paddock of approximately 100 acres, with the larger paddock comprising the balance of the property to include the steeper timbered country.
“Belmay” provides excellent water with an abundance of natural springs with the permanent Mt Alfred Creek running through the smaller paddock at the front of the property. Within the larger paddock, stock are provided easy access to multiple water points via one (1) large spring fed dam constructed at the centre of the property plus an additional five (5) spring fed dams located throughout.
The remains of an historic residence can be found in the south western corner of the property close to the main entry and an old shearing shed sits adjacent to the large dam in the centre of the property.
